Single Family Homes in the city of Santa Clara took an average of 41 days in December to sell as opposed to 78 days for Condos and Townhomes to sell in the same city and time period.

Michael had great credit, an excellent income and good job stability, and had a home as well as an investment townhouse. His sister recently got married and wanted to buy a house near her husband.s family in Georgia. Working with a real estate agent in Georgia, Michael found a property at an incredible price to buy for his sister (what a nice brother!), but he needed to complete the sale in three weeks or the sellers would back out! At the same time Michael was selling his investment home, and wouldn.t have funds available for at least a month.
When Michael described his situation to me, I instantly knew that his best bet was to get a home equity line of credit on his first home to purchase the one in Georgia. Making use of the equity made sense because he could qualify easily and fund quickly, Well, despite him going to Florida, and the appraisal getting delayed, I managed to coordinate with the escrow officer and lender to make things went as smoothly as possible. Well, the loan closed, and the funds was wired to his Georgia escrow in record time! His sister is now starting a family in her new Georgia home -- and I also sold his townhouse soon after, to boot!
